EPA states that in most cases, if visible mold growth is present, sampling is unnecessary. It also notes that no EPA or other federal limits have been set for mold or mold spores, so sampling cannot be used to check compliance with a federal standard. The money is usually better spent finding the moisture source and correcting it.
EPA guidance uses about 10 square feet — roughly a 3 foot by 3 foot patch — as the point below which most people can handle the cleanup themselves with appropriate protection. Above that, after significant water damage, or where someone in the household has asthma or immune issues, professional help is the better call.
Not on its own. Growth returns wherever the material stays damp, so the moisture source has to be corrected first. Porous materials that stayed wet — carpet padding, cardboard, insulation, paper-faced drywall — are usually removed rather than treated in place.
