Humid air on cold masonry

Below-grade walls stay cool year-round. When warm, humid air contacts them, moisture condenses on the surface exactly as it does on a cold glass.

Opening windows in summer

Ventilating a cool basement with warm humid air is a common and counterproductive habit; it delivers more moisture than it removes.

Uninsulated cold-water pipes and ducts

Pipes and ductwork below the dew point drip continuously in humid weather, which is frequently mistaken for a leak.

Unvented moisture sources

Dryers venting indoors, unvented combustion appliances, showers and even drying laundry add significant moisture to the space.

Ground moisture through the slab

An unsealed slab releases moisture upward continuously, raising the humidity that then condenses on cooler surfaces.

Poor air circulation

Still air against a cold wall, behind stored items or inside a closed closet, allows local humidity and surface temperature to reach the condensing point.

How do I know if it is condensation or a leak?

Tape a square of foil or plastic sheet tightly to a dry section of wall and leave it a couple of days. Moisture on the room-facing side indicates condensation from the air. Moisture trapped between the sheet and the masonry indicates water moving through the wall, which is seepage.

Should I open basement windows to dry it out?

Usually not in summer. Warm humid outdoor air entering a cool basement adds moisture and condenses on the cold surfaces, making the problem worse. Dehumidification with the space closed is generally more effective in this climate.

Will waterproofing stop condensation?

No. Waterproofing addresses water arriving from outside the wall. Condensation forms from indoor air on a cold surface, so the fixes are lowering humidity, insulating cold surfaces, ventilating moisture sources and sealing ground moisture.
