Footing settlement

A chimney footing carries a very concentrated load. If the soil beneath it consolidates or was never adequate, the chimney tips toward the settling side.

Frost heave

A footing above frost depth, or one in poorly drained soil, can be lifted each winter and never return to exactly where it started.

Water and freeze-thaw damage

Missing caps, failed flashing and saturated brick let water into the masonry, where freezing breaks down mortar and spalls the units.

Deteriorated mortar

Old lime mortar erodes over decades. A stack losing its bed joints can lean or bow without the footing moving at all.

Foundation movement in the house

Where the house itself is settling, an attached chimney on a separate footing can appear to pull away when it is actually the house that moved.

Missing or failed ties

Chimneys were not always tied to the structure. Where ties are absent or corroded, nothing resists the lean.

Is a leaning chimney dangerous?

It can be. A masonry chimney is a tall, heavy, largely unbraced mass, so a lean is a falling hazard. Where the chimney serves an active appliance, movement can also open joints in the flue and create a path for combustion gases. Both are reasons to have it assessed rather than watched.

Can a leaning chimney be straightened?

It depends on why it moved and what condition the masonry is in. Where the footing settled, stabilising or underpinning the footing may be part of the answer. Where the mortar has failed, rebuilding the affected section is often more realistic than trying to move the existing stack.

Why is the chimney pulling away from the house?

Either the chimney moved or the house did. A chimney usually sits on its own footing, so the two can settle at different rates. Determining which one moved changes the repair entirely, which is why the assessment looks at both.
