A fitted cover sheds direct precipitation and debris. Grading diverts surface water before it reaches the opening. A drain removes water that still enters. None of those parts substitutes automatically for the others.

Before adding or reconnecting a drain, identify where it goes. A connection to footing drainage can add load to a basement system; a short drywell may not work in saturated or frozen soil. The outlet must be designed for the property.

Inspect the window assembly

After the well is drained, inspect the frame, sill, glazing, fasteners and the joint where the window meets the foundation. Water stains behind trim can come from the window or from a crack beside the opening.

Damaged or rusted wells may pull away from the wall. Replacement should account for depth, wall attachment, drainage material and any egress requirements that apply to the opening.
