Footings and support posts
Properly sized footings and permanent columns replace unstable, corroded or makeshift supports.
Posts, beams, joists & floor support
Sagging floors and soft framing can begin with undersized supports, poor footings, long-term moisture, plumbing leaks or insect damage. We provide crawlspace structural repairs together with the drainage and moisture work needed to protect the repair.
Common reasons homeowners call
Floors sag or bounce above the crawlspace
Wood beams or joists feel soft
Temporary posts or stacked blocks are supporting the floor
Columns are rusted, leaning or poorly founded
A beam is split or undersized
Moisture damage is visible at the sill or rim
Repairs and systems
Depending on the property, the project may use one of these repairs or combine several into a complete system.
Properly sized footings and permanent columns replace unstable, corroded or makeshift supports.
Damaged or inadequate beams are reinforced or replaced with the load and connection details addressed.
Joists may be sistered, replaced or reinforced around damage, over-spans and openings.
Deteriorated wood at the top of the foundation is repaired while protecting the supported walls above.
When appropriate, floors are adjusted gradually to limit damage to finishes, plumbing and partitions.
Drainage, vapor control and dehumidification reduce the conditions that damaged the framing.
At your property
We look at the affected area, the foundation, exterior conditions, existing equipment and access so the estimate covers the complete job.

Your estimate
New lumber will not stay sound if standing water, a plumbing leak or uncontrolled humidity remains.
A new post needs an adequate footing and secure top connection; a jack on soil or a loose block is not a finished repair.
Raising a floor can crack finishes and stress utilities. The plan should state whether the goal is stabilization or correction.
Low clearance can change materials, sequencing, equipment and cost.

Common questions
These answers cover the questions homeowners ask most often. Your inspection and written estimate will address the conditions at your home.
Only if the jacks, footings, beam and connections are properly designed for the load. Adjustable columns can be part of a permanent repair, but temporary posts on poor bearing are not enough.
Sometimes it can be improved gradually; in other homes, stabilization is safer than a full lift. The amount of movement, age of the condition, finishes and utilities affect the decision.
Active water should be controlled before new structural materials are installed, but sequencing varies. Structural access may be easier before the final liner is fitted.
